A quantity surveyor (QS) is a highly skilled professional responsible for managing all aspects of the costs and financial aspects of a construction project. QS’s are involved from the initial planning and design stages through to the final construction and post-construction phases.
Their core responsibilities include:
- Cost Estimation: QS carefully estimate costs, calculate material needs, and map out project timelines.
- Client Consultation: They consult with clients to understand their requirements.
- Feasibility Studies: QSs conduct feasibility studies to vet proposed projects.
- Budgeting and Cost Control: They prepare tender packages, manage risk, and control costs efficiently.
- Contract Administration: QSs negotiate contracts, oversee subcontractors’ work, and ensure compliance with regulations and quality standards.
- Reporting and Analysis: They provide budget and progress reports, analyze outcomes, and advise on claims and disputes.
Whether representing the construction firm or working directly for the client, QSs play a crucial role in ensuring successful project outcomes
The average cost of the design team for a project would be as follows; but it will all depend on the project itself.
- Architect 5-7%
- QS 2-4%
- Structural Engineer 2-4%
- M & E Design 2-4%
All projects are different but to give you an approximate guide on how long some projects should take.
- Small extension to the rear of your house, assumed under 40m2; 2 – 4 months.
- Small renovation to a typical 3 or 4 bed house; 3 – 6 months.
- Full renovation and extension of a typical 3 or 4 bed house; 6 – 9 months.
- New 4 bed detached house on a greenfield site; 9-12 months.
- Anything more than this like big buildings, apartment blocks, public buildings etc would need to be assessed on an individual basis.
